When I relocated to Panama City Beach as an empty nester, I quickly learned that choosing the right neighborhood matters just as much as choosing the right home. From luxury 30A communities like Rosemary Beach, Alys Beach, and Seaside to resort-style 55+ living at Latitude Margaritaville Watersound and golf-focused enclaves like Wild Heron, each area offers a very different lifestyle. This 2026 relocation guide breaks down some of the best neighborhoods to live in and helps you match your next chapter of beach living to the community that truly fits you.

Panama City Beach is not a one size fits all beach town. There are gated communities, golf communities, walkable town center areas, quiet local neighborhoods, and pockets of newer construction. The key is to get clear on how you want to live day to day, then choose the neighborhood that supports that lifestyle.


1. Best for Luxury Beach Living

If your dream is to step out your front door and be surrounded by architecture, dining, and a true village by the sea feel, the luxury 30A communities nearby are hard to beat.

  • Rosemary Beach
    Think cobblestone streets, charming courtyards, and a walkable town center with boutiques, cafés, and Gulf-front access. It is ideal if you love being able to park the car and do most things on foot or by bike.

  • Alys Beach
    Known for its striking white architecture and upscale, resort like ambiance, Alys Beach feels like a Mediterranean village on the Gulf. If design, privacy, and a truly curated environment are high on your list, this might be your place.

  • Seaside
    One of the original New Urbanism communities, Seaside combines colorful cottages, a central amphitheater, and direct beach access. It is lively and picturesque, perfect if you want that classic postcard worthy coastal town feel.

If you are relocating as a retiree or empty nester and want built in lifestyle and community, resort style 55+ neighborhoods are a great fit.

  • Latitude Margaritaville Watersound
    Inspired by the Jimmy Buffett lifestyle, this community is designed around fun, connection, and low maintenance living. Residents enjoy resort pools, fitness and wellness facilities, live entertainment, on site dining, and many clubs and social activities.

This kind of neighborhood works well if you are moving from out of state and want to plug into a social circle quickly, stay active, and not spend weekends doing yard work. For many of my relocation clients, it feels like vacation mode, but with all the comforts of home.


3. Best for Quiet Residential Living

Not everyone wants to be in the center of the action. If your vision of beach life is more about peaceful evenings, knowing your neighbors, and less tourist traffic, there are quieter pockets that lean more local and residential.

  • Laguna Beach
    Located on the west end, Laguna Beach has an old Florida charm with a mix of classic cottages and newer homes. Beach access is easy, but the pace is slower than in the main tourist corridors. It is popular with full time residents and those who want a low key vibe.

4. Best for Golf Community Living

If your ideal morning includes coffee on the porch followed by a round of golf or a nature walk, golf communities and master planned enclaves might be your best match.

  • Wild Heron
    Wild Heron is a gated community set along Lake Powell, with access to a highly regarded golf course and an emphasis on nature and privacy. You will find walking trails, water views, and a quieter, more tucked away feel than some of the more touristy areas.

This style of neighborhood is perfect if you value security, well kept surroundings, and an active outdoor lifestyle. Many buyers choose it as a primary home base or a lock up and go second home focused on relaxation and recreation.
